Immofonds Asset Management AG has appointed Wincasa to manage the area of Wankdorfcity 3. Wincasa assumes the central management of all area-related services and acts as an interface between owners, tenants, users, and service partners. An integral part of this is neighbourhood coaching, through which Wincasa specifically supports the development of a strong district identity, promotes social networking, and contributes to the sustainable development of a vibrant community.
Wankdorfcity 3 is one of Switzerland's largest urban development projects. North of Bern Wankdorf station, a so-called 'stacked city' is being created by 2029, combining living, working, learning, services, and leisure facilities in a compact space. Upon completion, the district will include nearly 500 residences for more than 1,000 residents and workplaces for around 1,500 people. The offer will be supplemented by a large upper secondary education site for around 1,000 students, restaurants, health services, childcare, and other everyday uses. Wincasa ensures with area management that the requirements and concerns of the diverse uses and stakeholder groups are coordinated into the project even during the development phase.
The development is proceeding in stages. Already, the first buildings with about 8,200 m² of office and commercial space and nine tiny houses are operational. In the coming years, the area will continue to grow with additional buildings and uses. Wincasa will accompany the district from the first operational buildings through the further development steps to completion and will continue to operate the realised area thereafter.
'Wankdorfcity 3 is a flagship project for Bern and for Wincasa. It brings together a wide variety of uses and user groups in one district. We are taking over the area management already during the realisation of the project. This allows us to establish services, processes, and particularly the neighbourhood coaching early on and further develop them together with the ownership. This creates the best conditions for smooth operations and a vibrant district from the very beginning,' says Thomas Hinderling, Head of Commercial Real Estate at Wincasa.
